Do I Need Planning Permission For An Orangery?

Do I Need Planning Permission For An Orangery?

Whenever you’re looking to start on the journey of some new building work, ordinarily there can be a few hoops to jump through.

Here at Bergson & Eaton we take all the stress out of that for you. We manage the project in it’s entirety from start to finish.

Planning Permission

If you’re adding to, or changing, the structure and use of your building then planning permission may be required. This can be a headache when you’re not fully versed in the subtle nuances of obtaining approval. Thankfully we are! We take care of all of this on your behalf . No need to waste time here, we have you completely covered.

Building Regulations

Building regulations are minimum standards for design, construction and alterations to virtually every building. They are developed by the government and approved by Parliament.

The Building Regulations 2010 cover the construction and extension of buildings and are supported by Approved Documents which set out detailed practical guidance on compliance.

Building regulations approval is different from planning permission and you might need both for your project.

Building Control

Building regulations are the standards set for types of design, development and construction to essentially every building. These regulations are produced by the government and then given the go ahead by Parliament.

THis is where many people start to panic and let the stress of project management get to them but with Bergson & Eaton ensure all building regulations are met and documented promptly. Another load off your mind!

Building regulations approval is different from planning permission and you might need both for your project.
If needs be, we will find out and get everything sorted on your behalf.

To gain approval this would normally depend on whether you opt to use the Building Control services of a Local Authority or a locally sourced Approved Inspector. Again, we will determine which is best suited and organise this for you.

Unfortunately, we hear horror stories all too often whereby the correct procedures have not been followed and ‘enforcement notices’ are issued after work has been completed.

A notice of this kind essentially means you have to undo any changes that have been made at your expense. Don’t get caught out and don’t be fooled by people suggesting you cut corners. It may make their life easier, and yours in the very short term but it is not worth the risk under any circumstances.

This is why we undertake all applications for you. We’ve been submitting applications for over 40 years and know exactly how to get solid approvals without all the headache.

Permitted Development Rights

There are certain types of work that you can complete without needing to consider planning permission at all. In instances like this, you can complete projects without needing to apply for planning permission. These are known as “permitted development rights”.

Don’t worry though if you’re unsure as to whether this applies to you, we will be able to assess this once we have visited your property and act accordingly.
